Renting an apartment in New York City presents a particular set of challenges, some of which may cause a shock to the system of individuals accustomed to other cities. Renting here can be confusing, competitive, expensive and frustrating but we’re here to help with that.

Before you start the process of finding a rental apartment, here are several things you should begin thinking about.


What area of the city do you want to move to? You should research different neighborhoods and how they connect to your office, schools, favorite spots and activities.

Do you need a short-term or long-term rental? Short-term is considered anything less than 12 months.

How much are you able to spend? A good rule of thumb here is to spend not more than one-third of your annual income on rent. Landlords will often require an annual income of 40 to 50 times the monthly rent.

How is your credit? Nearly all landlords require decent credit to secure a lease. Otherwise you may have to consider getting a guarantor.

When do you want to move? It doesn’t make sense to start looking until about 30 to 40 days before your move date – see our Renter’s Timeline to help you plan.

How many bedrooms do you need?  Check out some of our 1-, 2-, and 3-bdrm listings.

What is your preference for building style? Some examples to consider are high rise, pre-war, new construction, etc.
